The trades are done, and what is left is dust in every joint, plaster residue on the glass and debris on every floor. That is where I come in — I do the work myself, with industrial equipment and a sequence that does not miss a corner. On a large handover I bring in extra hands rather than let your date slip.

What I do

Five kinds of job, one method

Most of my projects begin with a handover clean after construction and carry on into ongoing maintenance once people have moved in.

The sequence

What happens when the builders leave

Four stages, in the same order on every project. The order matters: clean the glass before the dust has come down and you clean it twice.

Clear out

Leftover materials, packaging, plasterboard offcuts and scrap. I sort what goes and leave the space clear to work in.

Dust, top to bottom

Ceilings, sprinkler heads, air-conditioning grilles, frames, joints and skirtings. HEPA-filtered vacuums, not a broom that throws the dust back up.

Finish residue

Plaster, adhesive, grout, stickers and paint spots — off glass, aluminium, ceramic and stainless steel, with products that will not damage the finish.

Handover pass

Floors washed and polished, windows and mirrors, then a walk-through with the project’s representative. Anything raised is put right the same day.

What I take on, and what I hand over

Two states anyone who has worked a handover will recognise: the building on the day the trades leave, and the building on the day I hand it back.

When I arrive

The promise

Finished means finished

A clean that is ninety per cent done is not done. The last ten per cent is exactly what the handover inspection looks at: the joint under the skirting, the corner of the glass, the inside of the kitchen unit.

So the job is not over when I pack up. It is over when the inspection passes. If anything on that list is mine, I come back and put it right at no extra charge.
