The finishing trades are done and the building still is not fit to hand over: plasterboard dust in every joint, adhesive on the glass, protective film on the aluminium and debris on every floor. This is the work I do every day.

What is included
What goes into a handover clean
This list is the basis of my quote. Anything not on it, I tell you up front is not included.

- Light construction debris removed and leftover materials collected
- Dust vacuumed from ceilings, sprinkler heads, light fittings and AC grilles
- Dust wiped from door and window frames, skirtings and joints
- Plaster, adhesive, grout and paint spots removed from hard surfaces
- Stickers and protective film removed from aluminium, steel and glass
- Windows cleaned both sides, including frames and tracks
- Kitchens and bathrooms, including the inside of units
- Floors washed and polished according to the flooring type
- Stairwells, lobby, lifts and car park
- A handover pass with the project’s representative, and snags put right
The sequence
Four stages, and in this order
The order is the whole difference between one clean and two. Dust always settles downwards, which is why glass and floors come last.
Clearing
Light debris, packaging, plasterboard offcuts and scrap leave the site before any cleaning starts.
Dust, top to bottom
HEPA-filtered vacuuming from the ceiling downwards. No brooms and no blowers, so the dust does not go back into the air.
Finish residue
Plaster, adhesive, grout and stickers — with removers and tools matched to the surface, after testing in a hidden corner.
Floors, glass and handover
Washing and polishing, windows and mirrors, then a joint walk-through with the project’s representative.

What drives the price
Why two flats of the same size are not the same price
Price follows floor area, but not only that. These are the things I check on a visit, and the things worth telling me up front:
- Floor area in square metres and the number of storeys
- Whether flooring and finishes are in, or the building is still a shell
- How much plaster and adhesive residue is on the glass and aluminium
- Flooring type — natural stone needs polishing, not just washing
- Glazed area, and any height that needs a ladder or access platform
- Whether a skip is needed for waste removal
- Programme — night or weekend work costs more
Frequently asked
What most projects ask
How long does a handover clean take?
A four-room flat after finishing — one working day. A 500 m² office floor — two to three days on my own. On a larger job I bring in a second or third pair of hands rather than stretch the programme, so your handover date does not move.
Can you clean while finishing trades are still on site?
Yes, and it happens on almost every project. The one thing to understand is that a contractor who keeps drilling keeps making new dust.
What I suggest is a rough clean while the works continue, then a short handover pass once everyone is out. That comes to less than cleaning the whole building twice.
Who removes the waste?
Light debris and packaging I take out and stack at an agreed point. Skip hire and heavy construction waste are not included by default, but I can arrange them as a line item in the quote.
Are the products safe for new finishes?
Yes. I test every remover in a hidden corner before use, and I do not put an acidic product on natural stone or a solvent on coated aluminium. If I am unsure I ask the manufacturer rather than experiment on the living-room window.
What if the inspector raises snags after you finish?
A snag round after the handover inspection is included in the quote. I come back the same day or the next and deal with everything on the list, at no extra cost. The job is not finished until that list is empty.
Do you work weekends and nights?
Yes, by arrangement. Many office handovers are done at night so work does not stop. There is a premium for it, and it appears as its own line in the quote.
