A fit-out, a floor refurbishment or an office move leaves plasterboard dust inside the acoustic ceiling, adhesive on the glass and a filthy floor on exactly the day you need to move people in. I work at night so that does not happen.

What is included

What goes into cleaning an office floor

A squeegee removing adhesive and plaster residue from glass
  • Dust off acoustic ceilings, light fittings, sprinklers and grilles
  • Raised floors and power and data trunking cleaned
  • Internal glazing, partitions, doors and frames — both sides
  • Adhesive, stickers and protective film off glass and aluminium
  • Desks, cabinets and chairs wiped down after assembly
  • Tea points and washrooms, including the inside of units
  • Floors, carpets and polishing according to the finish
  • Stairwells, lifts, floor lobby and car park
  • Server rooms by special arrangement and without water
  • A handover pass with the office manager or managing agent

How it works

Working around your programme

Agree the hours

Most floors are cleaned at night or over a weekend. I arrange access passes, the service lift and a contact in the building.

Rough clean

Installation waste, furniture packaging and cardboard leave the floor, then dust comes off from the ceiling downwards.

Finishes and surfaces

Glass, partitions, new furniture and tea points — with products that do not leave marks on matt surfaces.

The next morning

A seven o’clock walk-through with someone from the office, so anything raised is dealt with before staff arrive.

Offices — the recurring questions

Can you clean without stopping work in the office?

Yes. I work at night, over a weekend, or floor by floor in hours you set. What matters is one contact in the building who can authorise access and the service lift.

What about server rooms and sensitive equipment?

Server rooms are cleaned only by special arrangement, vacuum only and no liquids. If there is equipment nobody should touch, mark it and I will write it into the quote.

Do you break down packaging from new furniture?

Yes. Flattening cardboard, removing plastic wrap and taking off protective film are part of a post-installation clean. Taking the cardboard to a skip is a line item in the quote.

What if something is missed when staff arrive?

That is what the morning walk-through is for. Anything on the list that is mine I put right before the floor opens, or the same night if it needs the floor empty. It is in the quote, not an extra.

Can this carry on as regular cleaning?

That is what happens in most offices I clean after a refurbishment. You move to a frequency contract with the same person — see the maintenance page.
